1. Fees Breakdown – What You Actually Pay
Don’t get confused by per-year vs total. In Maharashtra, almost all private B.Arch colleges charge between Rs. 1.10 Lakh to Rs. 1.50 Lakh per year.
Total for 5 years comes to Rs. 5.5 Lakhs to Rs. 7.7 Lakhs. The only exception is IDEAS Nagpur which is Rs. 10.75 Lakhs because of its infrastructure and deemed university status.
Management quota will cost you 1.5x to 2x more. Always check the DTE Maharashtra fee structure PDF before paying.
2. Cutoff Comparison – What Score You Need
There are two cutoffs you need to worry about.
MHT-CET (AAC CET) Score:
135 to 165 = Top tier. You can get KRVIA, L.S. Raheja, Rizvi.
115 to 135 = Mid tier. VESCOA, Pillai, Bharati Vidyapeeth.
90 to 115 = Lower entry. S.B. Patil, CTES, D.Y. Patil, IDEAS.
NATA Score (out of 200):
If you score 90+, you are safe for all private colleges. For KRVIA and L.S. Raheja, try to get 110+ to be comfortable.
JEE Paper 2:
JEE score is accepted but 90% seats go through NATA + MHT-CET in private colleges.
3. Placement – The Honest Reality
Let me be honest. B.Arch placement is NOT like B.Tech. No college gives you a 10 LPA package from campus.
Here is what actually happens:
- 4th year is a 6-month internship. Stipend is Rs. 8,000 – Rs. 15,000 in Mumbai/Pune firms.
- After final year, starting salary is Rs. 2.5 LPA to Rs. 4.5 LPA.
- Your portfolio matters more than your college tag. KRVIA, LS Raheja and VESCOA students get better initial calls because their portfolio is stronger.
- Rizvi College claims 90% students get placements through college management support. Others officially show 30% to 55%, rest get jobs through personal portfolio and references.
Top firms hiring from these colleges: Hafeez Contractor, Sanjay Puri Architects, Kapadia Associates, Sandeep Shikre.
4. Which College Should You Choose?
Choose based on your priority:
If you want best design reputation and can handle high cutoff:
Go for Kamla Raheja (KRVIA), L.S. Raheja, and VESCOA. These three are considered the best private design colleges in Mumbai.
If you want best value for money with decent placement:
Go for Rizvi College, Bharati Vidyapeeth, and S.B. Patil. Total fees under 6.25 lakhs and cutoff is achievable.
If you have lower cutoff and need a sure admission:
Go for CTES Chembur, D.Y. Patil, and IDEAS Nagpur. They accept scores around 90-110.
5. Admission Process for 2026 (4 Steps)
Step 1: Give NATA (held in 2-3 phases till June) or JEE Paper 2.
Step 2: Register for DTE Maharashtra B.Arch CAP counselling on cetcell.mahacet.org.
Step 3: Fill your college preference list. Keep at least 15 colleges.
Step 4: Document verification and seat allotment.
Eligibility: 10+2 with 45% and Maths as compulsory subject.
Final Note
Fees data is as per 2025-26 official brochures. Cutoffs are last round closing ranks for General – Home State quota from DTE. If you tell me your NATA score and budget, I can shortlist 3 colleges for you from this list.
